Facade Repair Project to be Managed by Empire Projects, Inc.

For Immediate Release (05/10/10)

Facade repair in high rise buildings is important to both building owners as well as the general public. When required, facade repair must be done promptly, in a technically correct and comprehensive manner, and with construction methodologies which do not endanger the general public.

Facade repair projects require technically and experienced architects, contractors, and project management companies.

Project management company Empire Projects, Inc. was recently selected to project manage a facade repair project for a building in midtown Manhattan. An initial engineering report has been expedited, to begin the process of correcting the facade issues as quickly as possible.

Acting as Owner’s Representative for a facade repair and maintenance project requires an understanding of what makes a successful project design, and how that design can be implemented appropriately through the construction process. Since the work involves the safety of the public, it is an important that the work be designed properly and constructed properly. In addition, construction safety is an important consideration, and NYC has enacted legislation in the last several years to mandate the safety of the construction workers and process on projects, and other projects involving the exteriors of NYC’s buildings. The project manager manages the design and construction process, to make sure the project is progressing, and to make sure that the project is meeting the client’s budget, schedule and quality expectations. In addition, the building's location in NYC requires expertise in the logistics of building in Manhattan, as well as the approval process of the New York City Building Department. Empire Projects, Inc. is ideally suited to project manage a renovation, due to the fact that the company is owned and operated by licensed professionals with an average of at least 20 years experience. The company president, William N. Bernstein, AIA, is a Yale-trained, registered architect, with over 30 years experience in the project management of high profile, demanding projects, including projects in both the commercial and residential sectors.

Project Management of Local Law 11 Projects

Local Law 11 Facade Repair Project to be Managed by Empire Projects, Inc.

For Immediate Release (03/31/10)

Local Law 11 is a facade repair and maintenance law, enacted by the New York City Department of Buildings, to mandate safe building facades in New York City.

Empire Projects, Inc. was recently selected to project manage a new Local Law 11 project for a building on Manhattan’s Upper East Side. The Local Law 11 engineering design has been completed, and the project is about to go into construction.

Acting as Owner’s Representative for a NYC Cooperative Building on a Local Law 11 facade repair and maintenance project requires an understanding of what makes a successful Local Law 11 project design, and how that Local Law 11 design can be implemented appropriately through the Local Law 11 construction process. Since the basis of the regulation is the safety of the public, it is an important that the work be designed properly and constructed properly. In addition, construction safety is an important consideration, and NYC has enacted legislation in the last several years to mandate the safety of the construction workers and process on Local Law 11 projects, and other projects involving the exteriors of NYC’s buildings. In a Local Law 11 project, the coop or condo residents are generally aware and concerned about the project, and this creates an opportunity for the project manager to help guide the coop ort condo owners, and coop or condo board, through the process, to make sure they understand how the project is progressing, and to make sure that the project is meeting the client’s budget, schedule and quality expectations. In addition, the building's location in NYC requires expertise in the logistics of building in Manhattan, as well as the approval process of the New York City Building Department, and the New York City Fire Department. Empire Projects, Inc. is ideally suited to project manage a Local Law 11 renovation, due to the fact that the company is owned and operated by licensed professionals with an average of at least 20 years experience. The company president, William N. Bernstein, AIA, is a Yale-trained, registered architect, with over 30 years experience in the project management of high profile, demanding projects, including projects in the residential sector such as apartment buildings, apartments and houses.

Healthcare Clients Cut Energy Costs

Healthcare Project Management News Release

For Immediate Release (02/18/10)

Healthcare Energy Reduction Strategies Article Published

Well-known Healthcare project management firm Empire Projects, Inc. (www.empireprojects.com) is pleased to announce the publication of a new article on Healthcare energy reduction strategies. The article will be published in the Healthcare Newspaper, where Mr. Bernstein writes a monthly column on Healthcare design and Healthcare construction.

The article discusses some of the various strategies that Healthcares are using to reduce energy costs, and thereby reduce Healthcare operating costs. Below is a highlight of some of these energy saving strategies:
- chiller-power optimization software
- solar panels on the garage roof
- turning off equipment that does not need to run 24/7
- replace/repair steam traps to improve efficiency
- replace light bulbs with more energy efficient bulbs
- combined heat and power (CHP) system
- utilize solar energy, as well as energy saving smart meters.
- derive electricity from wind energy
- energy-efficient lighting
- retrofit of heating and ventilation system
- heat captured by energy plant, and turned into steam
- installation of new cooling towers
- new boiler burners
- new windows
- new roof
- chiller optimization
- installation of efficient motors
- lighting improvements
- centralized building management system.
- new computer program to monitor power settings for PCs
- saving wastewater previously being wasted, better management of HVAC cooling water, reducing the number of cycles that the boiler runs
- adding a “SolarWall” air heating system
- changing incandescent lamps to fluorescent lamps
- replacing T12 fixtures with T5 or T8 fixtures
- utilizing LED lighting instead of non-LED where feasible
- installing variable air volume HVAC systems (heating, ventilating and air conditioning) instead of constant volume handling systems, where the unit is either on or off.

The article also discusses the Five Steps for Healthcares to Become Energy Star Rated:
- Step 1: “Retrocommission” your operations (ensure that systems are installed correctly and will operate according to needs)
- Step 2: Conduct a lighting evaluation (generally with goal of: replacing inefficient lighting, increasing lighting controls, and ensuring that lighting levels are correct)
A proper lighting evaluation has three components, Reed said.
- Step 3; Achieve supplemental load reductions (reduce “plug load’ through judicious selection of energy efficient equipment)
- Step 4: Upgrade the air handling system (variable air volume instead of constant volume)
- Step 5: Right-size the building’s chiller (can be done once steps 1-4 are complete, and heat gain is reduced so that less cooling is required)

A final subject of the article is the Healthcare Energy Alliance, noting that the U.S. Department of Energy (DOE) has established the Healthcare Energy Alliance (HEA) to help increase energy efficiency and reduce greenhouse gas emissions within the Healthcare industry

---- End ----
